How I Helped My Clients Make Thousands From Dubai Real Estate

Many People tell me Dubai Real Estate is a big bubble, So one of the most rewarding parts of my job is seeing my clients make serious money from their Dubai real estate investments who once shared this same thought or had major concerns.

Whether it’s a quick flip or a long term wealth- building strategy, understanding the market, timing, and picking the right developer and locations is ultimately the key for Successful investment.

When I sit with a client my goal isn’t just simply selling the right development, its understanding how we can utilise this in 5-6 years, how we can flip or rent the property once it’s ready, how we can turn 500,000 pounds into 3 one bedrooms or how we can turn 135,000 to 160,000 in a few months.

1. The Smart Low entry Flip – A Fast Profit in Azizi Venice

Back in June 2024, one of my clients was looking for a low risk, high reward investment. Their budget wasn’t huge, but they wanted something with strong appreciation potential.

After understanding their financial position and risk appetite, I recommended a studio in Azizi Venice, a highly sought-after off-plan project minutes away from the biggest airport in the world and in area with huge capital appreciation potential.

We secured the unit for 620,000 AED (£135,000) directly from the developer.

Fast forward to today, and that same studio is now being sold by the developer for 730,000 AED (£160,000)—a 110,000 AED (£25,000) increase in just a few months. If they decide to sell now, that’s a quick and solid return on investment.

The key here was:

  • getting in early

  • securing a great price

  • knowing the demand would push prices up fast.

2. The Townhouse Play - A Bigger Long Term Win while still making a flip.

Not all investments are quick flips some are about playing the long game and watching your property grow in value. A client came to me earlier this year with a budget of around £500,000 (2.4 million AED) and wanted something larger with strong capital appreciation. I guided them toward a four-bedroom townhouse in DAMAC Islands, which we secured in February 2025 for 2.4 million AED (£495,000).

Now, just months later, DAMAC will launch a new phase of four-bed townhouses- starting at 2.6 million AED (£553,000). That’s a 200,000 AED (£43,000) increase in value already, and the project is still developing. When complete, the resale value could be even higher.

For this client, the strategy was different.

They weren’t looking for a quick profit but rather a high growth asset that would appreciate significantly over time. This type of investment is perfect for those who want to build long-term wealth while having the flexibility to sell at the right moment.

While they still made a quick flip they are also holding till handover to sell it at high appreciation or to rent it.

My Tips to Making Money in Dubai Real Estate

Every client I work with has a different financial situation and investment goal. Some want a quick profit, while others are thinking 5-10 years ahead. The key to success is understanding:

    This determines the best type of property and location or if we can acquire multiple apartments instead of one townhouse/villa.
